Caspiana Plantation Store

National Register of Historic Places

The building at 1300 Texas Street started its life somewhere else entirely. Built in 1906 as the commissary for the Caspiana Plantation in Caddo Parish, it anchored a Reconstruction-era cotton operation established by William Joseph Hutchinson. This was a plantation store — one of hundreds that once operated across Louisiana — and it ran on the crop-lien system. Sharecrop farmers bought seeds and equipment on credit, using their future harvest as collateral. The system trapped people in debt, a mechanism that extended exploitation past emancipation and impacted the lives of many African American workers. The Caspiana store operated most actively from 1906 until 1942. When the property was sold in 1991, the building was moved to Natchitoches. The relocation required cutting it in half. Despite that violence, it maintained much of its original features. It now stands as a rare surviving example of plantation store architecture, preserved in an urban setting rather than on the plantation grounds where it originally functioned. The store was added to the National Register of Historic Places on June 5, 1992, recognized for its agricultural history and significance. What you're looking at is physical evidence of an economic system — a building that once documented transactions designed to ensure debt outlasted harvest, now operating as a specialty store in the oldest permanent settlement in the Louisiana Purchase.
